As a result, you and the SeaCo professionals share a common objective in getting the best prices and schedules from the best available suppliers and in optimizing the project schedule.The duty of the Construction Manager is to protect your interest with all sub-contactors and suppliers throughout the construction process.



How Can Construction Management Save Building Costs?



SeaCo Construction Management fees can be a fixed amount or a percentage based on the construction cost. Fees will vary with the services provided. Typical management fees range from 7% to 15% % of total construction costs to be paid based on the completion of specific phases of construction.


It is generally in the best interest of the owner to have the construction manager supervise as much of the process as is practical. This will save the owner's time and assure the highest quality, and most efficient building process is adhered to.

What Is The Construction Manager's Role?



As a professional in the construction of new homes, SeaCo Construction Group professionals are experienced in project planning, employing and scheduling quality sub-contractors (carpenters, electricians, plumbers, etc.), obtaining building permits and navigating the labyrinth of city and county inspections.


The construction of a home requires the day-to-day supervision of many processes simultaneously. Knowing how to integrate the schedules of a number of contractors - each dependent on the work of others - requires knowledge of the construction techniques and foresight. For example, the drywall team arriving before the electricians have completed the wiring can throw the overall schedule off track.



What Is The Owner's Role?



As the owner of the home to be built, you are responsible (with the manager's guidance) for having the home designed, locating and purchasing the building site, arranging the construction financing and having final approval of the work being completed.


Think of yourself as the owner of a sports team. While the final decision authority and payments are your responsibility, you will delegate the strategic decisions, scheduling and day-to-day game decisions to your team manager.

Seaco Construction Group LLC is to be paid the project management fee of 15% - 30% of the total of all materials and services of project. Owner required to obtain General Liability and Builders Risk insurance prior to job start. Seaco Construction Group LLC will provide a written contract including all Florida statutes and regulations.
